Seniors Real Estate Specialists (SRES) are real estate agents that focus on helping senior homeowners transition to a new location. Our SRES agents recognize the unique needs of seniors and understand the variety of living arrangements available to older members of our community. Most agents are only interested in property sale and purchase. Atlanta Property Professionals will help you with these transactions along with relocation assistance and other important services that may be helpful to you at this time, including:

Geriatric Care Managers

Care managers help people with long-term care needs to find appropriate living arrangements. Geriatric care managers are licensed professionals (often nurses, social workers, or gerontologists) who specialize in aging and managing senior care. They can act as a “professional relative” and voice of neutrality, leading families through difficult, emotionally-charged conversations. Geriatric care managers also help families and seniors identify areas of concern and work to create a senior care plan that helps bring seniors, family members, and caregivers peace of mind.

Professional Organizers

Professional organizers, many of whom are members of the National Association of Professional Organizers, help seniors reduce clutter in their homes and provide a more efficient office or living environment. With extensive experience in reducing personal possessions, professional organizers are particularly useful in helping to downsize in anticipation of a move.

Family Opportunity Mortgage

Rates/terms are the same as buying a primary residence, so better rates than 2nd homes or investment property.

Mortgage for those parents who couldn’t qualify on their own.

Parents can do the same thing for disabled adult children; it falls under the same umbrella, family opportunity mortgage.

Usually, mortgage interest rates and down payment requirements are higher on a home you aren't going to live in full time. However, there is a situation where Fannie Mae allows you to buy a home as an owner-occupied residence, even though you don't plan to live in it. This exception is when you are buying a home for elderly parents and is referred to as the Family Opportunity Mortgage.

Unlike second homes or investments, this option requires just a 5% down payment, potentially saving you $75,000 on a $500,000 home. With rising assisted living costs, it's a cost-effective alternative. Even combining in-home nursing may be more affordable than a nursing home. Qualify by meeting general conventional guidelines and providing a few extras, like proof of relationship and parent's financial info.
