Usually, mortgage interest rates and down payment requirements are higher on a home you aren't going to live in full time. However, there is a situation where Fannie Mae allows you to buy a home as an owner-occupied residence, even though you don't plan to live in it. This exception is when you are buying a home for elderly parents and is referred to as the Family Opportunity Mortgage.
Unlike second homes or investments, this option requires just a 5% down payment, potentially saving you $75,000 on a $500,000 home. With rising assisted living costs, it's a cost-effective alternative. Even combining in-home nursing may be more affordable than a nursing home. Qualify by meeting general conventional guidelines and providing a few extras, like proof of relationship and parent's financial info.
